You own your individual unit and share the building's common elements, which the association maintains. The rules apply to unit owners, their tenants, guests, and invitees.
- Pets: Up to two pets per unit, none over 75 pounds. Certain breeds (Pit Bulls, Dobermans, German Shepherds, Akitas, Chows, Rottweilers) and aggressive or exotic animals are banned. Pets must be leashed and attended, never in the clubhouse, pool, playground, or tennis courts; owners must clean up waste.
- Leasing & rentals: All new or renewed leases must be approved by the association. Prospective tenants must submit an application and a $75 fee for a background and credit check, and a copy of the lease must be provided. If an owner is delinquent on assessments, the association can demand tenants pay rent directly to the association and can evict tenants for non-compliance.
- Assessments & fees: Monthly assessments are due the 1st. Late payments incur a $25 or 5% fee per 30-day period, plus 18% annual interest. Delinquent assessments over 90 days can lead to suspension of voting rights and denial of common-area access.
- Fines for rule violations: First violation: written notice. Second: $50 fine. Subsequent: $100 each. A hearing before a committee of at least three non-officer members is required before fines can be imposed. Daily fines for continuing violations are capped at $1,000 total.
- External appearance & modifications: No exterior painting, decorating, or modification without prior association approval. Window hangings visible from outside must be white or off-white. Patio roll-up blinds (max 72"x72") may be used only while occupied. No 'For Sale' or 'For Rent' signs, no satellite dishes, no awnings, no window tinting without approval. Holiday decorations must be in good taste.
- Vehicles & parking: Speed limit is 10 mph. Trucks, RVs, boats, and trailers are generally restricted, though the board may grant exceptions. Full details on parking zones and enforcement are in Section V of the Rules & Regulations.
- Noise & nuisances: No unreasonably loud noise (per county ordinance) that disturbs neighbors. Floor replacements must include soundproofing. Noxious or offensive activities, fireworks, and business conduct causing disturbance are prohibited.
- Clubhouse & common areas: Clubhouse open Mon–Fri 8:30 AM–5:30 PM, closed holidays. Proper attire required. Can be rented for private parties. Pets not allowed in clubhouse, pool, playground, or tennis courts. Smoking forbidden in clubhouse, fitness center, playground, pool, jacuzzi, walkways, and stairwells.
