Calusa Bay North is a condominium community in Naples, FL, governed by a master association. Unit owners own their interiors and share common elements. This document compiles rules from the master association documents covering use restrictions, parking, pets, leasing, and amenities.
- Leasing & rentals: Leases must be in writing, last at least 90 days, and you may lease your unit no more than three times per calendar year. Subleasing is prohibited. A copy of the lease must be provided to the association at least 30 days before occupancy, with a $100 application fee. The board may disapprove a lease if assessments are delinquent.
- Pets: Only one dog or one cat weighing less than 15 pounds is allowed per unit. Renters are not allowed pets. Pets must be leashed and accompanied by an owner at all times on common areas, and waste must be removed.
- Parking & vehicles: No boats, pickup trucks, commercial vehicles, motorcycles, or vehicles with tires over 33 inches may be parked for more than 4 hours on common areas. Vehicles in serious disrepair may not be parked more than 4 hours. Parking on grass is prohibited. All resident vehicles must display a Calusa Bay sticker.
- Grilling & fire safety: Propane tanks and charcoal are prohibited. Electric grills may not be stored on common or limited common areas. Carport residents may only use an electric grill on their lanai. Grills may not be stored outside. Failure to comply may result in fines up to $1,000 per violation.
- Common area & amenity rules: Pool hours are 7 AM to dusk; no children under 13 without adult; no animals, food, or beverages; no diving; spa capacity 5. Health club hours 5 AM to 11 PM; users must be 18+ or with parent; no bathing suits; 30-minute equipment limit. Tennis courts may be reserved up to 5 days in advance; no non-resident play unless with resident.
- Holiday decorations & planting: Holiday decorations allowed only on lanais (not courtyards) and front doors (wreath only, no nails or adhesive hooks). Decorations permitted from Thanksgiving weekend to January 8th. Planting limited to entry and courtyard areas; no artificial plants; all plant containers must be terra-cotta color.
- Hurricane shutters: All shutter installations require prior board approval. Shutters must be white or clear, roll-up type, with specific construction specs. Owner bears all costs and maintenance. Temporary shutters may be installed 48 hours before a hurricane watch and must be removed within 48 hours after the watch is lifted.
- Vehicle registration & signage: Vehicles of lessees and guests staying more than 48 hours must be registered with the property manager. No signage of any kind may be displayed in public view except as permitted by the master association.
