Riverstone at Naples is a standard single-family homeowners association (HOA) in Naples, Florida. These bylaws and rules govern what owners and residents must follow to maintain property values and community standards. The rules apply to all owners, residents, tenants, and guests.
- Fines & penalties: Violations are classified as Minor ($100 fine after warning), Intermediate ($200 fine after warning), or Major ($500 fine, no warning). The Board can increase fines, restrict access, or seek court action for egregious cases. Continuing violations can be fined per day.
- Architectural review (ACC): Any exterior improvement, addition, or alteration (including painting, fences, generators, screen enclosures, patios) requires prior written ACC approval. Plans must be submitted; approval or denial within 45 days. Fines for starting work without approval are at Board discretion; non-compliance is a Major violation.
- Fences: Only bronze aluminum rail fencing is allowed, 4–5 feet tall. Fences must be set back at least 10 feet from the front wall and 5 feet from sidewalks, cannot encroach on easements, and require landscape screening on corner lots. Fence removal agreements may be needed for drainage easements.
- Parking & vehicles: Parking rules are established in the rules and regulations (Section 4). The document mentions no parking on the street or swale, and no commercial vehicles, boats, or trailers visible.
