The Magnolias of Ocala is a standard single-family homeowners' association (HOA) in Ocala, Florida. This collection includes the HOA's Bylaws, Rules and Regulations, and Articles of Incorporation. The rules bind all homeowners, and renters must also follow them. The community features gated entrances and is divided into neighborhoods, each represented on the Board. Leases must be for at least six months, and overnight street parking is prohibited from 10 PM to 5 AM.
- Leasing & rentals: All leases must be for a minimum of six months. Owners must provide a copy of the lease to management within five days of occupancy. Fines for non-compliance cannot exceed $100 per day. Each lease must include a clause stating the renter agrees to be bound by the governing documents.
- Parking & vehicles: Overnight street parking is prohibited between 10 PM and 5 AM. Commercial vehicles, boats, trailers, RVs, and campers are not allowed to park overnight without prior association consent, and may be kept only in a garage. No vehicle may be used as a domicile. Unregistered or abandoned vehicles are never permitted.
- Pets: Dogs, cats, house birds, fish, and other common domesticated pets are allowed, but not for commercial purposes. Pets must be leashed when outside the owner's lot. Owners must clean up after their pets, and noise or odors that disturb others are prohibited.
- Architectural review & exterior changes: Any exterior alteration, landscaping change, or addition (including fences, paint, irrigation, shutters, and awnings) requires prior written approval from the Architectural Review Board (ARB). A single basketball hoop may be placed adjacent to the driveway but must not be fixed to the home or be in the street.
- Assessments & fees: Monthly assessments are due on the 1st. A $25 late fee applies after 10 days. After 30 days, interest accrues at 18% annually, and after 45 days a lien may be filed. Foreclosure may begin after 90 days of delinquency.
- Business activity: Each residence is for single-family use only. No commercial enterprise, including short-term rentals, is permitted. A home office is allowed if it does not increase traffic or bring customers to the property. No garage sales are allowed unless authorized by the association.
- Quiet hours & noise: Quiet hours are Monday–Saturday from 9 PM to 7 AM, and all day Sunday. Noise that can be heard outside a residence during these hours is considered a public nuisance.
- Trash & lawn maintenance: Garbage and recycling cans must be kept in the garage, backyard, or behind a fence or shrubs except on pick‑up days. Lawns must be regularly mowed, edged, and maintained. All lawn areas must be served by an in‑ground irrigation system. The cultivation of poisonous or illegal plants is prohibited.
