This is a residents guide for Snug Harbour Condominium, a condominium community in Pensacola, FL. It is an annex to the governing documents and spells out the day‑to‑day rules for owners, tenants, and guests. You own your individual unit; the HOA maintains the common elements.
- What you own & maintain: You own your unit's interior; the HOA maintains the exterior and common elements. Owners must keep their units clean and sanitary and ensure renters/guests follow the rules. The HOA must have a key or code to access every unit for maintenance or emergencies.
- Leasing & rentals: All leases must be for 30 days or longer (no weekly rentals allowed). Owners must provide a copy of the lease, a completed Tenant Information Sheet, proof of $1M landlord liability insurance naming the HOA as an additional insured, and documentation that assessments are current. For leases of 6 months or less, additional county/state tax registration is required.
- Pets: No more than 2 dogs and 2 cats per unit (including guests' pets). Pets must be on a leash or under direct control in common areas. Owners are responsible for cleaning up after pets and for any damage caused. Farm animals and breeding are not permitted. Dogs may cross the beach and swim but must be under control and dried off before entering the building.
- Parking & vehicles: All vehicles must be registered with the CAM and display assigned tags. Parking under the building is reserved for specific units; golf carts, kayaks, and small trailers may be parked in assigned spaces but not for long‑term storage (over 96 hours) without approval. ATVs, boats, RVs, and commercial vehicles are generally prohibited. Motorcycles are allowed through a permanent stay of enforcement. Washing vehicles on the property is not allowed.
- Quiet hours & noise: Quiet hours are 11:00 pm to 7:00 am. Contractor work is allowed 7:00 am–6:00 pm on weekdays and 8:00 am–5:00 pm on weekends; loud construction (hammering, grinding) is limited to 8:00 am–5:00 pm daily.
- Amenities & common areas: Outdoor pool: dawn to dusk. Indoor pool, fitness room, sauna, and bathhouse: 5:00 am–11:00 pm. Glass containers, food, and oversized inflatables are not allowed in pool areas. Children under 12 need adult supervision at pools; children under 6 are never allowed in the hot tub or sauna. Furniture cannot be reserved. The community room can be reserved through the CAM.
- Balcony use: No throwing objects from balconies. Only electric grills (max 200 sq in cooking surface) are allowed. No wood, gas, or propane grills, fire pits, or heaters. No hanging garments, towels, laundry, or other items on balconies. Wind chimes are not permitted.
- Fines & enforcement: Fines up to $100 per violation per day, not exceeding $1,000 per violation. The process includes a written notice and an opportunity for a hearing before a committee of owners. Parking violations may be handled through an electronic parking management system without the 24‑hour BOD review period.
