What Pine Croft Condominium Association, Inc.'s governing documents say
Pine Croft is a condominium community in Hobe Sound (Stuart area), Florida — you own your unit and share ownership of the common property. These Rules & Regulations apply to all owners, tenants, residents, and guests, and cover day-to-day living standards, leasing, parking, pets, pool use, and more.
- Leasing & rentals: Leases must be for a minimum of 6 months and a maximum of 12 consecutive months. Tenants must be approved by the Board, and a completed application with fees must be submitted at least 14 days before occupancy. Failure to submit paperwork before occupancy results in a $100 per day fine (one version says $200 per day, but the revised 2023 version states $100).
- Occupancy & guests: Maximum occupancy is 2 persons per bedroom. All residents (owners, family, tenants, guests staying more than 14 days) must be approved by the Board. An owner not in residence must notify the Board in advance and provide guests with a copy of the rules.
- Pets: Residents may have one pet weighing less than 25 pounds per unit. Vaccination records and a Martin County animal license must be provided within 2 weeks. Pets must be leashed and waste bagged. Service/emotional support animals may request an exception to the size limit with documentation.
- Parking & vehicles: Each owner gets one assigned space and may use up to two guest spots; owners pay $125/year for a fourth vehicle. Tenants get one assigned space and one guest spot; fees for extra vehicles: $125 for a third, $250 for a fourth. All vehicles on property for 3+ days must display a decal. Speed limit is 15 mph. RV storage spaces are $75/month or $900/year (paid annually).
- Pool rules: Pool is open daylight to dusk; gates lock outside hours. Each unit gets up to two key fobs; replacements $15. Children under 16 must be accompanied by an adult 18+. No diving, glass, or food in the pool area. No lifeguard. Use at your own risk.
- Alterations & flooring: Structural alterations or flooring changes require Board approval via a Modification Request. Upper-floor units must install hard surface flooring with ½” cork underlay or sound abatement material (STC 70+, IIC 50+). The Association can compel removal of flooring that violates rules or causes noise complaints.
- Fines & enforcement: Fines up to $1,000 per day for continuing violations. Most offenses get a written warning first, then a Compliance Committee meeting. Some violations (e.g., rentals without leases, unauthorized occupants, furniture left at dumpster) incur fines without warning. Complaints must be in writing; anonymous reports are not addressed.
