- Lease term minimum: Leases must be for a period of at least one year. Shorter-term rentals are not allowed.
- Application process & fees: Every adult applicant (18+) must submit a completed application, a copy of their driver’s license or state ID, and a $50 non-refundable fee per applicant. If approval is needed in fewer than 7 business days, a $50 rush charge per application applies. Applications are processed within 7 business days. Approval is required before moving in; moving in early may result in rejection or a requirement to vacate.
- Lease approval & enforcement: The lease application must be signed by all parties (owner and all lessees). A person is not a legal lessee until the process is complete and approval is given. Violating HOA rules can result in eviction or legal action.
- Vehicles & parking: Commercial trucks, RV's, boats, and trailers are prohibited (see Declaration for specifics). Vehicle count is restricted to two on some properties.
- Pets: Pets must be listed by type, breed, weight, and age. The Declaration of Covenants contains specific restrictions that must be followed.
- Occupant listing: All permanent occupants not named as applicants must be listed with name, age, and Social Security number.
