This document is a set of two partial amendments to homeowner association declarations for separate master-planned communities in Viera, FL. It is an ancillary document that makes narrow changes to existing rulebooks, not a full set of rules. Readers should refer to the complete declaration and bylaws for each community for full requirements.
- Recreational vehicles & boats (Arrivas District): RVs, campers, boats, and trailers cannot be parked overnight on the district property unless inside an enclosed building or in a screened area approved by the PRC. Temporary curbside parking on public roads is allowed for up to 24 consecutive hours for loading/unloading, but must be registered with the manager first, and no electrical charging is allowed unless county ordinances permit it (and cords must be covered or secured). Parking on private alleys or private right-of-ways is prohibited.
- Budget adoption (Loren Cove): If the board fails to adopt a budget for a year, the prior year's budget continues with a 5% increase (changed from 10%), or a lower amount set by the board.
- Meeting procedures (Loren Cove): The minimum attendance required to continue a meeting after a quorum is lost is reduced to 5% of total votes (from 15%). The quorum for member meetings is reduced to 10% of total votes (from 30%). The nominating committee for board directors is eliminated, allowing nominations by any method permitted under state law.
