- Architectural review: All exterior construction or modifications—including painting, fences, pools, landscaping, solar panels, and window treatments—must be pre-approved in writing by the Design Review Committee (DRC). Approval requires submitting plans; if the DRC doesn't respond within 45 days, approval is automatically granted (provided the work doesn't violate any covenant or code).
- Home businesses & signs: No trade or business may be conducted on the property unless it's home-based, not visible or audible from outside, and conforms to zoning. Group homes, half-way houses, and in-home day cares are specifically banned. Only one 'for sale' or 'for rent' sign (max 2x3 feet) is allowed per lot, plus political signs two weeks before an election.
- Fines & enforcement: The association can impose fines up to $100 per violation per day (max $1,000 total for continuing violations) after a 14-day notice and a hearing before a Violations Committee. The committee's decision can be appealed to a separate 3-member owner panel, though the appeal isn't binding.
- Assessments & liens: Each owner must pay annual and special assessments set by the board. Unpaid assessments become a personal obligation and a lien on the property, which can be foreclosed like a mortgage. After 30 days' delinquency, interest accrues at the maximum legal rate.
