Golf Villas III at Gainey Ranch is a townhome community in Scottsdale, AZ, where units share common walls. This document is the community's Standards and Rules, which supplement the CC&Rs and bind homeowners and their tenants. It details specific requirements for exterior modifications, landscaping, parking, and other property uses.
- Architectural review & approvals: Any change to exterior or interior structure, including paint, roofing, windows, doors, lighting, landscaping, pools, shade structures, and security systems, requires prior written approval from the Master Architectural Committee (MAC) and often the Golf Villas III Board. A single comprehensive submittal is recommended.
- Exterior paint & stucco: Exterior paint must use Dunn-Edwards Evershield (stucco) and Aristoshield (metal) in specific schemes (B through E). Only certain color combinations are allowed; colors from different schemes are not interchangeable. Stucco retexturing must use fine SAND finish for the main dwelling, but party walls and perimeter walls retain the existing DASH finish.
- Backyard amenities: Pools and spas must be in-ground; no above-ground pools or hot tubs. Shade structures must be adjacent to the house; unattached permanent awnings, ramadas, or pergolas are not allowed. Recreational equipment (e.g., basketball backboards, trampolines) is prohibited. Patio furniture must be maintained in good condition.
- Front yard landscaping & maintenance: The Gainey Ranch Community Association (GRCA) maintains front yard landscaping (mowing, irrigation, tree trimming) for all units. Homeowners must get approval for any new landscaping. Minimum plant coverage of 75% is required in landscaped areas between sidewalk and house. Lawns must be Midiron hybrid Bermuda. Approved gravel is Madison Gold 3/4 inch.
- Parking & vehicles: Parking priority: garage first, then driveway, then street. Overnight street parking is prohibited between 10 pm and 7 am. Overnight driveway parking requires a temporary pass (max 3 days) from Gainey Ranch Security; longer periods need Board approval. No vehicles exceeding 3/4‑ton, boats, trailers, or campers may be parked on streets or driveways visible from neighbors.
- Leasing & tenant responsibility: Unit owners who lease must provide tenants with a copy of the CC&Rs and these Standards and Rules. Owners are responsible for any rule violations by their tenants.
- Trash & recycling containers: Containers must be stored inside the garage or in an approved screened enclosure. They may be placed at the curb no earlier than 5 pm the day before pickup and must be removed by end of pickup day.
- Exterior lighting & security systems: All exterior lighting requires MAC approval. Landscape lighting must be indirect and shielded. Only one approved light fixture (Hubbardton Forge sconce) is allowed. External security systems (motion lights, cameras) require approval and must point away from neighbors.
