- Architectural review: Any exterior change (painting, entryway, fencing, lighting, etc.) requires prior written approval from both the HV III Architectural Control Committee and the MRPOA ACC. Submit a detailed form; decisions within 30 days.
- Assessments & late fees: Quarterly assessments due Jan 1, Apr 1, Jul 1, Oct 1. Delinquent after the first month incurs a 10% late fee. Unpaid by end of quarter may lead to a lien and additional costs.
- Pets: Dogs and cats must be leashed, droppings collected immediately. Patio gates must be locked if dog left unattended. Barking complaints require documented proof and may go to city mediation.
- Parking & vehicles: No trucks, vans, trailers, boats, campers on street or driveway (must be in garage). Exceptions for certain utility/public safety vehicles. No abandoned or stored vehicles allowed.
- Use of common areas (pools & tennis): Pools and tennis courts for residents and guests only. No lifeguard; children under 12 accompanied by adult who can swim. No glass, no smoking, no pets in pool area. Tennis courts require proper shoes and no commercial activity.
- Exterior maintenance & inspections: Homeowners must maintain unit exteriors. Annual inspection in November; non-compliance notices with corrective deadlines and potential fines up to 6 months. Trees on owner property must be maintained; fruit must be picked by April 15.
- Signs & flags: Political signs allowed 71 days before to 3 days after election, max 16 sq ft. For-sale/rent signs max 18x24 inches, rider 6x24 inches. Open house signs 8am-6pm. National and certain other flags allowed anytime; other banners/flags max 5 days.
- Nuisances & noise: No noxious/offensive activities. Smoking only inside unit or on patio/atrium. No open fires; barbecues, chimineas, gas heaters allowed. Radios/stereos not to cause objectionable noise. Speed limit 25 mph.
