The association maintains shared common areas (a well, windmill, and water tank) and is governed by a 9-member board elected for staggered 3-year terms, operating under a minimalist philosophy that intentionally does not enforce certain property restrictions.
- What you own & the common areas: You own your lot outright. The association maintains a well, windmill, and tank on the common area, available to owners with no guarantee of water availability or potability.
- Assessments & nonpayment: You pay annual per-lot assessments. If unpaid for one year or the debt reaches $1,200 or more, the association may foreclose on your property.
- Annual meetings & voting: The annual meeting is held in the first quarter. Members vote by mail or absentee ballot (no proxies); one vote per lot; 25% of the membership voting constitutes a quorum.
- Board elections & terms: Nine directors are elected for staggered 3-year terms. Board members must be individual members or individuals designated by corporate/partnership members.
