- Building lines as shown on plat. No building nearer than 7.5 ft from side lot line or 30 ft from rear lot line. Eaves, steps, open porches not part of building for setback purposes. Garden plots at least 20 ft from lot lines. (Sections 4 and 6)

- Amendments
- Until last lot sold, developer can rescind or amend. Thereafter, by vote of owners of at least 67% of lots, effective upon recording with affidavit of secretary of HOA. Amendment automatically extends every 10 years unless changed by 67% vo (Section 1)
