The Lakes of the Four Seasons Property Owners Association is a standard single-family HOA in Crown Point, Indiana. This document is the association's corporate bylaws—it outlines how the board and officers are elected, how meetings work, and how members' voting and amenity privileges can be suspended. It does not contain the substantive property-use rules (restrictive covenants) or fee schedules that most residents also need to read.
- Membership & voting: You become a member automatically when you own a residential lot in the subdivision. Each lot has one vote; if the lot has multiple owners, any one of them can cast it. Proxies are allowed but expire after 11 months. Associate memberships are available for tenants but carry only the rights the board chooses to give them.
- Board of Directors & officers: A 5-person board, each serving 2-year terms with staggered elections. Three directors form a quorum; a majority vote is needed for board action. Officers (President, Secretary, Treasurer, plus optional Vice-Presidents) are chosen annually by the board. The board can remove an officer with a vote of at least 4 directors.
- Meetings & notice: The annual membership meeting is on the second Saturday of October at 10 a.m. Special meetings can be called by the board or by a petition from 10% of voting members. Meeting notices must be posted at the gated entrances at least 3 days ahead (10 days for special meetings). The annual budget must be made available for member review at least 30 days before adoption.
- Delinquency & loss of privileges: A member is not in good standing if they owe more than $200 in dues, fines, or charges for over 90 days or are violating any restrictive covenant. The board can suspend non-good-standing members' voting rights and amenity privileges (except for use of common roads and security) after declaring the violation. For egregious or repeated behavior, the board may suspend anyone from amenities.
- Amendments & document control: Bylaws can be amended by a board-appointed committee, followed by board resolution and approval from 20% of voting members. These bylaws supersede all previous versions and were adopted in 2005.
