Greenwood Station is a standard single-family homeowners' association (HOA) in Greenwood, Indiana — if you buy a lot here, you own the land and house, and the association maintains shared amenities like a pool, pool house, detention lakes, and common areas. These governing rules apply to all lot owners, residents, and future buyers.
- What you own & maintain: You own your lot and house. You must keep your lot mowed (grass under 6 inches), remove dead trees, and maintain the exterior so it's not unsightly. The HOA maintains the common areas, detention lakes, swimming pool, pool house, and drainage systems, and carries liability and property insurance on those shared parts.
- Architectural review: An Architectural Control Committee must approve all new construction, additions, fences, sheds, walls, and most exterior changes before you start work. Plans can be rejected for any reason, including aesthetics. Fences are limited to 6 feet tall (3 feet on lake lots); chain-link must be vinyl-coated; lake-lot fences must be at least 10 feet from the rear lot line. Above-ground pools, carports, and clotheslines are prohibited. Basketball goals must be behind the front facade unless the ACC approves otherwise.
- Residential use & building rules: Lots are for single-family homes only, no more than two stories. Each house must have an attached two-car garage and at least two off-street parking spaces. Minimum living space is 1,200 sq. ft. for a one-story house and 1,500 sq. ft. for a two-story house (excluding garage, porches, basement). Roof pitch must be at least 6/12. Driveways must be paved (concrete or asphalt, no gravel). No septic tanks or wells.
- Parking & vehicles: No unlicensed or inoperative vehicles allowed outside a garage. Trucks larger than 3/4 ton, trailers, boats, RVs, and similar items must be kept entirely inside a garage unless the ACC permits an oversized garage.
- Pets & animals: Household pets (dogs, cats) are allowed but not for commercial use or breeding. No other animals, livestock, or poultry.
- Landscaping & outdoor items: Weeds and unsightly growth are prohibited. No outdoor storage of large machinery or equipment. One for-sale or for-rent sign (up to 5 sq. ft.) is allowed. Outdoor clotheslines are banned. Satellite dishes larger than 24 inches and free-standing antennas are prohibited. No above-ground pools.
- Assessments & fees: Each lot owner pays a pro-rata share of annual and special assessments to fund common expenses. The HOA sets the budget and sends written notice at least 30 days before due dates. Assessments can become a lien on your property if unpaid; the HOA can sue and add interest, costs, and attorneys' fees. The developer/builder pays reduced 25% assessments on unsold lots.
