What Corlett Ridge HOA's governing documents say
Corlett Ridge is a single-family residential subdivision in rural Morgan County, Indiana. These Covenants, Conditions, and Restrictions (CC&Rs) bind all lot owners and their successors. They establish the basic character of the neighborhood: each tract is for one single-family home plus a possible caretaker unit, with a large minimum house size, traditional materials, and road maintenance fees.
- Land use & lot size: Each tract may have only one single-family dwelling plus one caretaker unit. Further subdivision is banned except Lot 26 may be divided once. No commercial or industrial uses.
- House size & construction standards: Minimum living area is 1,500 square feet (excluding porches, basements, garages). Maximum 2½ stories. Each house must have a garage of at least 400 square feet. Siding must be brick, stone, vinyl, log, wood, or wood replacement; no imitation brick/stone. Double-wide manufactured or modular homes are banned only three-section manufactured/modular homes are allowed with developer permission. Construction must finish within 18 months.
- Building setbacks & location: House must be at least 40 feet from the front property line, 25 feet from side and rear lines. Garages and outbuildings must match the house exterior (or if behind the rear line, metal may be used). No farm-type fencing within 100 feet of the road; nearer to the road, only homeowner-type or wood pasture fencing is allowed (developer approval required).
- Lake & common area use: All tract owners may fish and swim in the lake/common area. Only lot owners whose land touches the water may have boats, and no motors are allowed. There is a $10 per year maintenance fee for this area.
- Animals & pets: No swine at any time. Large animals (horses, cows, sheep, goats) are allowed but limited to one per acre. Dogs, cats, and other pets are permitted, but commercial kennels/breeding require HOA approval and must follow local law.
- Road maintenance fees: All lots must pay yearly road maintenance fees. As amended in 2014, the fee for homeowners was raised to $400 per year ($100 per quarter); non‑residents who own a lot but have no residence pay $100 per year. Lots on Hancock Lane split their fees between the Corlett Ridge HOA and the Morgan Oaks HOA. Developer is exempt unless they build a structure.
- Homeowners association: The HOA is formed once 10 tracts are sold. Each tract owner gets one vote. The HOA sets assessments yearly (except for the original developers unless they build). The first year the developers held president and secretary; after that, new officers were elected.
