IronOaks at Sun Lakes is an age-restricted master-planned residential community in Arizona where you own individual lots with single-family homes; at least 80% of homes must be occupied by someone 55+, and the remaining 20% by someone 40+. The Association maintains common areas (including a golf course) and is funded by annual per-lot assessments. As a property owner, you're subject to architectural review, landscaping maintenance requirements, and restrictions on vehicles, pets, and property modifications.
- Age restriction (55+ and 40+): At least 80% of dwelling units must be occupied by someone 55 years or older; the remaining 20% must be occupied by someone 40 or older. The Board has discretion to determine whether persons under 19 may reside permanently in the community.
- What you own & maintain: You own your individual lot with a single-family detached dwelling unit containing at least 1,000 square feet of living space (not including garage). You're responsible for landscaping, property cleanup, driveways, and sidewalks; the Association maintains common areas and carries master insurance.
- Leasing & rentals: You may lease your entire dwelling unit and lot to a single-family tenant, provided the lease is in writing and explicitly subject to all governing documents. You must notify the Association before the lease begins, and you remain liable for any tenant violations.
- Pets: You may keep a reasonable number of generally recognized house or yard pets, kept fenced in or on leash at all times. The Board has sole discretion to determine whether a particular pet is acceptable and whether the total number is reasonable.
- Residential use & home-based business: Lots are exclusively for residential use. However, you may conduct a home-based business if it's not apparent from outside the dwelling (by sight, sound, or smell), conforms to zoning, involves no door-to-door solicitation, and doesn't become a nuisance.
- Vehicles & Recreational Vehicles: Motor vehicles larger than ¾ ton capacity cannot be parked visibly on your lot or common areas. Recreational vehicles may park temporarily for up to 48 hours, must then be absent for at least 24 hours, and are limited to a total of 60 nights per calendar year.
- Architectural & Landscape review: The Architecture & Landscape Committee (ALC) must approve any property modifications before work begins, including solar panels, dishes, landscaping, and exterior improvements. Within 120 days of occupancy, all windows visible from neighboring property must have permanent draperies or suitable treatments (no sheets, foil, or reflective materials allowed).
- Assessments & delinquency charges: Annual per-lot assessments fund Association operations and maintenance. Special assessments may be levied for damages or improvements; delinquent assessments accrue late fees, interest, collection costs, and attorney fees, and become a lien on your property.
