What Nottingham Forest South Homes Association's governing documents say
This is the Architectural Review Handbook for the Nottingham Forest South Homes Association, a single-family home (HOA) community in Prairie Village, Kansas. It provides the rules and procedures homeowners must follow for any exterior change to their property — fences, roofing, paint, landscaping, basketball goals, and more — all of which require advance written approval from the Architectural Review Committee.
- Architectural review committee (ARC) & approval process: Most exterior alterations require prior written ARC approval. The ARC has 45 days to decide; if it fails to act within that time, approval is automatically deemed granted. A homeowner may appeal an ARC decision to the Board of Directors within seven days.
- Fences: Maximum fence height is 4 feet (6 feet for pool/hot tub privacy screens). Only picket-style fences with at least 50% open space are permitted; stockade, chain-link, and plastic/PVC fences are not allowed. Fences must be natural wood stain only (no paints) and finished side out. If more than one-third of an existing non-compliant fence needs replacement, the entire fence must be brought into compliance.
- Basketball goals & play equipment: Basketball goals require ARC approval and should normally be placed in the front driveway, at least 10 feet from the sidewalk, with a clear backboard, dark pole, and no lights. Play must stop at sunset and cannot start before 9 a.m. Swing sets and play structures must be behind the back building line of the house and also require ARC notification/approval.
- Roofing: Approval is required even for replacing with the same type of roofing material. Approved materials are limited to specific composite shingle models (CertainTeed, GAF) in listed colors, and Decra steel. Any new roof must use only these approved options.
- Satellite dishes, antennas, & solar panels: No antennas, satellite dishes, solar panels, clotheslines, or similar projections may be attached to the exterior or erected in any yard. If a court finds this restriction unenforceable, the ARC may set rules on location, size, and landscaping. No lights or illumination may be higher than the residence.
- Landscaping & tree removal: ARC approval is required for any landscaping renovation or change, including tree removal or planting (except annuals). Homeowners must consider growth potential. Plot plans must be submitted for landscaping, fences, outbuildings, pools, and other major improvements.
- What requires neighbor signatures: For fences, swimming pools, basketball goals, and swing sets/play sets, the homeowner must obtain a signed affirmation from adjoining neighbors as part of the application.
