- No trade or business of any kind, including practice of medicine, dentistry, chiropody, osteopathy and like endeavors; new house may be used by builder as model home for display or builder's own office for up to 18 months from completion or (Article II Section 8)
- Signs & flags
- No advertising or other sign except one sign for sale or rent not greater than 9 square feet; Developer may erect larger subdivision-advertising signs, lot number signs, and purchaser name signs; occupant name signs and lot numbers allowed (Article II Section 9)

- Front: no structure nearer than minimum building setback lines on recorded plat, except bay windows/steps may project and open porches may project not more than 6 feet; Side: no structure nearer than 5 feet on each side per zoning, except b (Article III Section 4)

- Each owner shall at sole cost repair residence keeping it in condition comparable to initial construction except normal wear and tear (Article II Section 7(a))
