Lake Pointe Subdivision is a single-family HOA in Arizona governed by these rules adopted by the Board of Directors. These rules bind all lot owners and occupants and cover residential use, common area conduct, vehicles, pets, and property maintenance, supplementing the Declaration and Restrictive Covenants.
- Residential use only: Lots must be used for residential purposes only; no commercial businesses, commercial vehicle signage, or short-term/transient rentals (hotel or motel use) are permitted. Owners may conduct personal professional work from home such as business calls, maintaining personal records, or consultations with clients.
- Pets: Dogs, cats, and other household pets are allowed but cannot be bred or maintained for commercial purposes. Pets causing nuisance or disturbance can be permanently removed with 5 days' notice. All pets must be carried or kept on a leash in common areas.
- Parking & vehicles: Speed limit is 25 mph. Commercial vehicles, trucks/vans over 1 ton capacity, and vehicle signage are prohibited except for temporary loading/unloading. Off-road vehicles, boats, and RVs must be stored out of sight. All vehicles must be licensed and in operating condition. Vehicle washing, maintenance, and repair are not permitted on common areas or streets.
- Common areas: Common areas are reserved for owners, tenants, and invited guests. No personal property (bicycles, toys, furniture, etc.) may be left unattended except in areas the Board designates. No obstructions, alterations, or additions to common areas are allowed without prior Board approval.
- Noise, nuisance & conduct: No disturbing noises or activities that interfere with other residents' comfort and rights are permitted. Lot owners are responsible for the conduct of their children, tenants, guests, employees, and pets.
- Trash & cleanliness: Keep your lot in good condition and clean. Garbage and refuse containers must be hidden from the street and common areas except when out for disposal. No accumulation of rubbish, debris, or unsightly materials is allowed on common areas.
- Recreation & children: Children may use bicycles and play in common areas only under parental supervision and only in ways that don't interfere with others' use. Parents are responsible for damage and violations caused by their children. Boisterous, rough, or dangerous activities are prohibited.
