Woodneath Farms is a standard single-family home owners association (HOA) in Kansas City, MO. This document is the master declaration of covenants, conditions, restrictions, and easements that binds every lot owner, and applies equally to all owners and their tenants or guests.
- Architectural review: Exterior changes — including construction, additions, fences, in-ground pools, paint colors, and even landscaping changes — require written approval from the Architectural Review Committee before starting. The Committee has broad discretion, and if it doesn't act within 60 days of receiving all required plans, approval is deemed granted.
- Minimum construction standards: All homes must be single-family dwellings with a basement, have a minimum finished floor area that varies by style (e.g., one-story: 1,700 sq ft; two-story: 900 sq ft first floor and 2,100 total), sit at least 8 feet from interior lot lines, use only approved exterior materials (brick, stone, stucco, wood, with no board-and-batten), and have a two- to four-car attached garage.
- Use restrictions & prohibited activities: Lots are for single-family residential use only. No commercial business, mobile homes, tents (except temporary), no above-ground pools, no wire or chain-link fences, no satellite dishes visible from the street, and no outdoor storage of boats, RVs, or inoperable vehicles outside a garage. Holiday decorations may only be displayed Nov 15 – Jan 15.
- Vehicles & parking: All motor vehicles must be parked inside the garage. Temporary guest parking of passenger vehicles, campers, or motorcycles is allowed in the driveway or at the curb for no more than 24 consecutive hours and not more than 7 of any 14 consecutive days. Major vehicle repair is prohibited on the lot.
- Pets & animals: No more than three dogs, cats, or other common household pets per lot. Pit bulls, animals with vicious propensities, bees, cows, horses, swine, goats, poultry, and exotic or wild animals are prohibited. Doghouses must match the residence's materials and color, and runs/kennels require Review Committee approval.
- Leasing & rentals: An owner may rent their lot and residence for any length of time, but the rental must comply with all other use restrictions (no commercial use, no short-term rentals that violate the residential-use rule).
- Maintenance obligations: The association maintains the private streets and common areas. Owners must maintain the unpaved right-of-way and driveway apron abutting their lot, remove snow from sidewalks, keep lawns mowed and sodded with approved grasses, and ensure no structure remains damaged for longer than three months.
- Term & amendments: The covenants run with the land until December 31, 2022, and automatically renew every 10 years unless a majority of members votes to extend. Amendments require a vote of two-thirds of owners (or a majority plus developer while developer holds Class B shares).
