Pecan Lakes is a single-family home subdivision in Petal, MS, governed by a homeowners' association (the Pecan Lakes Homeowners' Association). This Master Declaration outlines the rules for lot owners, including architectural controls, use restrictions, and assessment obligations. It is not a condominium or age-restricted community; it is a standard HOA for detached homes.
- What you own & maintain: You own your lot and the home on it. You must maintain all improvements (including lawns, fences, and landscaping) and keep them in good condition. The association maintains common areas like greenbelts, lakes, and the community pier.
- Assessments & fees: The association levies regular annual assessments, which for 2007 were capped at $204 per lot and can increase by up to 10% per year. There is also a one-time initial assessment up to $250 due upon purchase. Special assessments may be levied as needed. Unpaid assessments become a lien on the property.

- Rentals: Rental of an entire lot and its improvements for single-family residential purposes is permitted. No minimum lease term is stated. Subdividing lots is prohibited.
- Pets: Only domestic household pets are allowed. No kennels, breeding, or animals kept for hire. Pets must be leashed when off the owner's lot and kept in clean, screened enclosures. No livestock or poultry.
- Vehicles & parking: No more than 3 automobiles may be visible from other property for over 72 hours. Overnight parking on private alleys or roadways is prohibited except in designated areas. Repair work (other than minor emergency) must be done inside an enclosed garage. Trailers, boats, campers, etc. must be stored out of view.
- Signs: One for-sale or for-lease sign (max 2'x3', ground stake) is allowed. Political signs may be erected up to 90 days before an election and must be removed within 15 days after. Other signs require ARC approval.
