It creates a homeowners association (HOA) that all property owners automatically join, and it sets out the rules for property use, maintenance, and architectural control. - What you own & maintain: You own your lot and the house on it, and you're responsible for maintaining your property, including the dwelling, driveway, and landscaping, to the community-wide standard. The HOA maintains common areas, including private roads and mowing grass within 15 feet of streets, but not your shrubs or other plantings.
- Architectural review: Before making any exterior changes—including building, painting, landscaping, or even clearing—you must get written approval from the Declarant (developer) and Flowers, or later from the HOA's Architectural Review Committee. - Leasing & rentals: You may rent your home, but leases must be in writing and include a provision that tenants are bound by the HOA rules.
