What Highland Shores Community Service Association, Inc.'s governing documents say
Highland Shores is a single-family home subdivision in Belville, NC, governed by a homeowners association (HOA). This document is an amendment to the community's protective covenants, not the full rulebook. It updates rules on parking, vehicles, boats, and driveways.
- Parking & vehicles: On-street parking is prohibited except for temporary gatherings (max 24 hours, or up to 72 hours with board approval, once per 30 days). Passenger automobiles (defined as vehicles carrying up to 15 people, including pickup trucks under 10,000 GVW and SUVs) may park overnight in off-street spaces, provided customization is not obtrusive. Commercial vehicles, campers, boats, and trailers must be stored in an enclosed garage.
- Commercial vehicles: Commercial vehicles (buses, step vans, trucks, utility trailers, tow trucks, construction/industrial equipment, or vehicles with commercial lettering) are prohibited from parking or storage on the property unless inside an enclosed garage. Standard pickup trucks (GVW 10,000 lbs or less) and sedans/SUVs used for business are allowed if commercial markings are unobtrusive.
- Boat restrictions: Boats berthed at the community pier/dock must be less than 30 feet total length (including transom, excluding engines and bowsprits) and no more than 9 feet 6 inches wide. All boats must comply with government regulations and association rules.
- Driveways & garages: Driveways must be paved with approved materials (concrete, stamped concrete, colored concrete in earth tones, pea gravel concrete, oyster shell concrete, or brick pavers). Each home must have a two-car garage with side-load entrance (not visible from front street) unless approved otherwise. Owners must provide at least two paved off-street parking spaces outside the garage.
- What this document doesn't cover: This is an amendment only. It does not include the full set of HOA rules, fees, architectural review procedures, or other restrictions from the original protective covenants.
