- What you own & maintain: You own your lot and the attached dwelling on it. The association owns and maintains the common areas (e.g., streets, stormwater facilities, landscaping, amenities), but you are responsible for maintaining your lot's exterior and any limited common areas assigned to you, and you share costs for party walls with adjoining owners.
- Leasing & rentals: You may rent your entire lot, but leases must be in writing, subject to the governing documents, and you must notify the association with tenant details and a copy of the lease. - Fines & enforcement: The association can fine up to $100 per day for violations (after a 5-day grace period), suspend voting and common-area use rights, and use self-help to cure violations. It can also suspend services if you are more than 30 days delinquent on assessments.
- Assessments & fees: All lot owners pay annual assessments to fund common expenses, including maintenance, insurance, and reserves. Special assessments may be levied as needed. Unpaid assessments can lead to liens and foreclosure.
