- Parking & vehicles: Each owner must provide at least two off-street parking spaces on their lot (can be driveway). Garages must be enclosed with doors. Boats, trailers, campers, and tents are not allowed where visible from streets; no house trailers except during construction.
- Pets & livestock: No livestock, poultry, or similar structures without Declarant's written permission. A reasonable number of household pets is allowed, but not for commercial purposes; outdoor pet enclosures need architectural approval.
- Nuisance & appearance: No noxious, offensive, or loud activities. Outside clotheslines are prohibited. Commercial signs are limited to one 'For Sale' or 'For Rent' sign no larger than 2 ft by 3 ft. No exposed above-ground fuel/water tanks unless screened.
- Utilities & easements: Declarant reserves utility easements (10 ft from rear/side, 5 ft from front) for drainage, power, gas, sewer, cable, phone. Owners can build driveways across front easements, and utility holders must repair any damage.
- Construction timeline & erosion: Construction must be completed within 12 months of starting (unless hardship). Erosion control measures, like silt fences, are required as directed by Declarant. Driveways must be paved with concrete or asphalt before occupancy.
