This is a declaration of covenants, conditions, and restrictions for Park Place Recreation Club, a recreation association serving two adjacent communities: Park Place, a condominium, and Park Place Village, a duplex community. It establishes a shared club with amenities (pool, community building, tennis courts) and governs membership, assessments, and use of those shared facilities. It is not a full HOA rulebook for either community; each community has its own association and rules.
- Who belongs & what you get: Every owner of a unit in Park Place Condominium or a lot in Park Place Village automatically becomes a member of the Recreation Association and gets rights to use the shared club property and amenities (swimming pool, community building, and two tennis courts).
- Assessments & fees: Annual assessments start at $20 per unit/lot and can rise up to 5% per year without a member vote; larger increases and special capital assessments require a two-thirds vote of each membership class. Assessments are collected through each community's own association, and unpaid assessments can lead to suspension of voting and amenity use.
- Rules & enforcement: The association's board can make and enforce reasonable rules for the club property, and can suspend amenity use for up to 30 days for rule infractions. No obnoxious or offensive activity is allowed on club property.
- Delegating your use: Members can let their family, tenants, contract purchasers, and guests use the amenities, subject to the association's rules and any guest limits.
