What Ravenstone's governing documents say
Ravenstone is a planned community of single-family homes in Durham, NC, governed by a homeowners association (HOA). This document is a supplemental declaration that adds detailed land-use rules to the community's master declaration, so it's part of a larger set of rules. It applies to all lot owners and their tenants, guests, and successors.
- Homes & lots: Only detached single-family homes are allowed, with a minimum heated size of 1,400 sq ft (one-story) or 1,500 sq ft (multi-story), and a maximum height of 2.5 stories. Garages are limited to three cars, and no temporary structures or mobile homes may be used as residences.
- Architectural review: Any new construction, exterior alteration (including fences, sheds, re-roofing, painting), or removal of improvements must be approved in writing by the Architectural Committee. If the committee doesn't respond within 45 days of receiving complete plans, approval is deemed given.
- Parking & vehicles: Parking is only allowed on paved driveways or parking pads (asphalt, concrete, or brick). Boats, campers, trailers, commercial vehicles, and motorized recreational vehicles (like trail bikes or motorcycles) are generally prohibited on lots or streets unless screened or stored in a fully enclosed garage, and some require written HOA approval.
- Pets & animals: No livestock, poultry, or animals kept for commercial purposes are allowed. Dogs, cats, and other household pets are permitted as long as they're not for commercial use.
- Fences & outdoor structures: Fences must be set back from streets and cannot be chain-link or metal. Above-ground swimming pools are banned (except small inflatable wading pools), and outdoor clotheslines are not allowed. Satellite dishes are limited to 2 feet in diameter, must be placed away from the street, and must be screened from view.
- Landscaping & trees: Owners must keep their lots neat and maintained. Living trees larger than 6 inches in diameter (measured 3 feet above ground) cannot be removed without approval, except in emergencies. Tree preservation areas are protected from cutting or clearing without city approval.
- Assessments & fees: The HOA levies annual assessments, initially capped at $400 per lot (or $200 until a swim facility opens). The board can increase assessments up to 10% per year without a vote; larger increases require a two-thirds vote of members. Unpaid assessments become a lien on the property.
