Prohibited uses include funeral parlors, pawn shops, adult entertainment, massage parlors (except therapeutic), mobile home parks, landfills, churches, gambling facilities, and nuisances (odors, noise, flashing lights). These restrictions apply to the lot owners, not directly to end-users.
- Signage: Lot 1 maintains an entrance sign in a designated easement area. Other owners may occupy sign space only with Lot 1's written approval and must pay their fair share of costs. Lot 1 can reconfigure the sign area.
- Enforcement & amendments: Any owner can enforce the agreement via legal action, but no owner can terminate or suspend another's easement rights. Amendments require written consent of all then-owners and recording. The prevailing party in enforcement actions is entitled to attorney's fees.
- What this document doesn't cover: This document does not contain rules for individual homeowners or tenants (e.g., pet limits, lease terms, parking for residents, architectural review for homes).
