- Assessments & fees: All owners pay annual assessments to cover common expenses, and the board can levy special assessments for capital improvements or budget shortfalls. There is a one-time working capital assessment of at least $880 due when you buy an improved lot. Unpaid assessments accrue interest at up to 18% per year and can become a lien on your property.
