What Tidalholm's governing documents say
Tidalholm is a single-family home subdivision in Myrtle Grove, NC, governed by a homeowners association (HOA). All lot owners are automatically members of the Tidalholm HOA, which can levy assessments and enforce the community's restrictions. This document sets the rules for what you can build, how you can use your property, and what's expected of you as a resident.
- Residential use only: All lots must be used for residential purposes only. No trailers, mobile homes, tents, shacks, or temporary structures are allowed as residences or storage, except temporary storage during construction with committee approval.
- Minimum home size: Each residence must have at least 1,400 square feet of heated living area. The developer may set different minimums for future phases.
- Architectural review: An Architectural Control Committee must approve all buildings, fences, walls, pools, antennas, and other structures before construction or modification. Plans, specifications, exterior finishes, colors, site plans, and landscaping must be submitted. The committee has 30 days to respond; if no written approval or denial is given within 30 days, plans are considered approved.
- Construction materials & design: Residences must be wood, brick, masonite, vinyl, or composition board. Concrete block is allowed only with a brick veneer. Roofs must have strong, varied lines; no flat roofs. The committee decides on material and color appropriateness.
- Setbacks & site plans: No specific setback lines are set; the committee approves the location of each structure. All minimum setbacks required by government entities must be followed.
- Pets: Only normal household pets are allowed, and they must be under the owner's control at all times.
- Parking & vehicles: No unregistered vehicles may be kept on any lot. Trucks larger than a standard two-ton pickup, vehicles with commercial identification, and overnight parking of such vehicles are prohibited. Motorcycles, campers, trailers, boats, and RVs must be stored in the rear of the lot and screened from public view.
- Fences & driveways: Fences must be wood; no wire or chain link. All fences require committee approval. Driveways must be paved, and culverts installed if needed.
