What Saltwater Palms's governing documents say
Saltwater Palms is a timeshare (interval ownership) community at Ocean Isle Beach, NC. You buy a specific week (Unit Week) each year to use the beach cottage, plus an undivided 1/51 interest in the property that becomes full ownership in 2025. The association manages the property through an agent, and all owners share costs.
- What you own & maintain: You own a Unit Week (one week of exclusive use) plus a 1/51 undivided remainder interest in the entire property. You must leave the cottage clean and in good repair after your week; the agent handles maintenance and repairs during service periods.
- Leasing & rentals: You may lease or rent your Unit Week to others. Leases must comply with all declaration rules.
- Pets: No pets of any type are allowed on the premises. Violators owe a $250 clean-up fee, which becomes a lien on their interest.
- Exterior appearance & alterations: No exterior alterations or new structures without written consent of 66% of owners. This includes changes to siding, roofing, or paint.
- Fees & assessments: Each owner pays a share of real estate taxes, insurance, utilities, maintenance, and agent fees. Payments are due by January 10 (weeks 1-26) or July 10 (weeks 27-52), at least 10 days before your week. Late payments accrue interest at the maximum legal rate.
- Damage & insurance: The association carries fire, extended coverage, and liability insurance. If damage exceeds $25,500 (or $500 per unit week), a majority of owners must approve the assessment; otherwise, the declaration may be terminated.
- Termination & conversion: The timeshare plan ends after Unit Week #52 in 2025, when owners become tenants-in-common. Owners may vote to extend for 10-year periods. Early termination requires unanimous owner and mortgagee consent.
