This is a first amendment to the covenants, conditions, and restrictions for Granite Ridge, a single-family home subdivision in Raleigh, NC. It adds specific rules that apply to all homeowners in the community, covering things like parking, pets, and yard maintenance.
- Parking & vehicles: No unlicensed vehicles, campers, boats, or trailers may be parked or stored outdoors. Cars cannot be parked on grass, on jacks, or while being repaired, and no vehicle may stay on a street for more than 24 hours in a 30-day period.
- Pets: Each household may have one cat and one dog, but Pit Bulls and Rottweilers are not allowed. Pets must be leashed or harnessed and under control at all times, and owners must clean up after their dogs in common areas.
- Yard & exterior maintenance: Grass must be mowed weekly and flowerbeds kept weed-free; if not done, the association can do the work and bill the owner. Mailboxes and gas lampposts cannot be altered, and no interior furniture, yard art visible from the street, or clotheslines are allowed in front or side yards.
- Architectural review: Any change to exterior paint, siding, masonry, or shutter colors, as well as any new driveways, sidewalks, or front/side yard landscaping changes, must be approved by the Architectural Committee.
- Occupancy & structures: Dwellings may be occupied by no more than one family, and temporary structures are prohibited.
- Garbage & refuse: All garbage or refuse must be kept in the rear yard, not in the front or side yards.
