- What you own & maintain: Owners are responsible for the interior of their home, patios, decks, fences, and HVAC systems. The HOA maintains common areas and the exterior of attached townhomes (painting, roofs, gutters, landscaping), but not glass surfaces, patios, decks, or fences on lots.
