Paddington is a single-family home subdivision in Granville County, NC, governed by restrictive covenants that run with the land. These rules apply to all homeowners and are enforced by the Paddington Homeowners Association, Inc. The document also references a separate Declaration that adds more restrictions.
- What you own & maintain: You own your lot and detached single-family home. You must keep your lot and exterior in neat condition, and repair or rebuild within 12 months if destroyed.
- Building & size rules: Only one detached single-family home per lot, max 2.5 stories, with an attached garage for up to 3 cars. Minimum heated area: 1,400 sq ft for one-story, 700 sq ft on first floor of two-story. Homes must face the street (corner lots may face the intersection).
- Fences & exterior structures: Fences must be set back from streets and cannot be chain-link or metal. No above-ground pools (small inflatable wading pools allowed), no exterior clotheslines, no temporary structures as residences, and no satellite dishes or antennas without written approval.
- Parking & vehicles: Park only on improved surfaces (garage, driveway, carport, or paved pad for max 2 vehicles). No campers, commercial vehicles, or tractor trailers on lots or streets. Boats/boat trailers allowed on lots if screened from the street. No abandoned or inoperative vehicles visible from other lots or streets.
- Pets & animals: No livestock or poultry. Dogs, cats, and other household pets are allowed but not for commercial purposes.
- Business & signs: No business activity on lots unless permitted by county zoning. No signs visible to the public except during construction/sales period.
- Landscaping & trees: You must maintain your landscaping and lawns. No living tree larger than 6 inches in diameter (measured 3 feet off the ground) may be removed without approval, except in emergencies.
