- What you own & maintain: You own the interior of your unit (walls, floors, ceilings, fixtures, appliances). The association maintains all common elements (building exterior, land, shared systems). You are responsible for repairs inside your unit, including damage caused by your negligence.
- Leasing & rentals: Residential rentals are expressly permitted, but you cannot lease less than the whole unit. No timeshares allowed.
- Pets: Domestic household pets are allowed subject to rules adopted by the association. Pets must be leashed outside, waste must be removed immediately, and excessive noise is prohibited. No commercial breeding.
- Parking & vehicles: No campers, trailers, boats, or large trucks (except standard 2-ton pickup or smaller). No wrecked or unregistered vehicles. The association may regulate and assign parking.
- Architectural review: Any exterior change (building, fence, wall, painting, satellite dish, sign) requires unanimous written approval of both unit owners. No structural modifications without approval.
- Assessments & fees: Initial monthly assessment is $505 per unit. A working capital fee equal to two months' assessment plus a prorated share of the first year's insurance premium is due at closing. Late payments incur 4% late fee and 10% annual interest. Fines up to $150 per violation.
- Voting & governance: Each unit gets one vote. All decisions require unanimous agreement of both unit owners. If deadlocked, disputes go to binding arbitration under AAA rules.
- Use restrictions: Units are for residential use only (rentals allowed). No nuisance, no obstruction of common elements, no exterior laundry drying, no wood/trash burning. Window coverings must appear white from outside unless unanimously approved.
