- Boat slip assignment & use: Each membership is assigned a specific boat slip. Members have exclusive rights to occupy and use their assigned slip, subject to association rules. Slips may be exchanged among members, but no commercial use is allowed.
- Assessments & fees: Annual assessments and special assessments (for capital improvements, dredging, etc.) are levied per membership. Special assessments require approval of two-thirds of voting members. Delinquent assessments bear 10% annual interest and become a lien on the membership.
- Maintenance & repairs: The association maintains common areas and each boat slip. If a member or guest damages common property, a special assessment is levied on that member for the full repair cost.
- Architectural control: No structures or alterations to common areas, boat slips, or floating docks may be made without written approval from the Board or an architectural committee. Only one dock box per slip is allowed, subject to Board approval of size, design, and location.
- Use restrictions: No commercial use of any property, common area, or boat slip is permitted. Obnoxious or offensive activities are prohibited. The Board may adopt and enforce reasonable rules and regulations.
- Voting & governance: Each membership has one vote. The Declarant retains management control until 9 memberships are sold or December 31, 1989, whichever comes first. Amendments require a two-thirds vote of all members.
- Insurance: The association carries property and liability insurance on common areas and boat slips as a common expense. Members may insure their own personal property separately.
