Beach Walk Townhouses is a two-unit condominium community in Wrightsville Beach, NC. You own your individual townhouse unit and an undivided one-half interest in the common areas. The association (Board of Managers) maintains the common elements and carries master insurance, funded by assessments on each unit.
- What you own & maintain: You own your unit's interior (including interior surfaces of perimeter walls, floors, and ceilings). The association maintains all common elements (roofs, foundations, pipes, ducts, etc.) and limited common areas designated for your unit's exclusive use. You are responsible for all maintenance and repairs inside your unit, including structural items, unless caused by another owner's negligence.
- Leasing & rentals: You may rent your entire unit, but no portion of a unit (e.g., single rooms) may be rented. Leases must be for the entire townhouse; no minimum lease term is stated in this document.
