Blendin Meadows is a planned community of single-family homes in Wilmington, NC, governed by a homeowners association (HOA). This declaration of covenants, conditions, and restrictions (CC&Rs) applies to all lot owners, tenants, and occupants. The HOA maintains common areas (including a wet detention basin, passive/active recreation areas, sidewalks, and private roads) and enforces rules to protect property values.
- What you own & maintain: You own your lot and the single-family home on it (minimum 1,000 sq ft, maximum 1,350 sq ft enclosed dwelling area, one story max). The HOA owns and maintains the common areas, including private roads, drainage systems, and recreation areas.
