This is a set of restrictive covenants for the single-family home subdivisions Cabriolet at Carriage Hills, Sections 1-A, 2, 3, and 4, in the Carriage Hills master-planned community in Wilmington, NC. The rules bind every lot owner and are recorded on the land; they cover what you can build, how you can use your property, and what's expected of you as an owner. - Minimum home size: Every house must have at least 1,600 square feet of heated floor space, excluding porches, steps, walks, garages, carports, and storage areas. A house up to 10% smaller (1,440 sq ft) may be allowed with the declarant's approval.
- Exterior materials & appearance: Exteriors must be conventional frame, brick, clay brick, or stucco (Section 4 also allows wood, masonite-type hardboard lap siding, and vinyl). Concrete block, concrete brick, asbestos siding, aluminum siding, cinder block, and tar paper are banned. All exposed foundations must be brick, stone, or stucco in Section 4.
- Architectural review: Before any construction, landscaping (except native plants that don't block sight lines), fence, wall, or exterior painting (unless repainting in the original color) you must submit plans to the Architectural Control Committee or the developer for written approval. The committee has sole discretion to ensure harmony and can require things like a 7/12 roof slope, wood-framed windows, and earth-tone roofing.
- Pets & animals: No livestock, poultry, or commercial breeding. You may keep up to four household pets (dogs, cats, or similar companions) per lot. Pets must be restrained or confined in a fenced backyard or inside the house. The lot must be kept free of pet debris, and all animals must be properly tagged.
- Vehicles & parking: In Sections 4, no trailers, campers, recreational vehicles, trucks larger than a pickup, or non-standard passenger vehicles may be parked on any lot or street in the subdivision. Unsightly inoperative junk cars and equipment are prohibited on all lots.
- Leasing & rentals: The document does not restrict leasing. There is no minimum lease term or limit on rentals mentioned.
