Lansdowne Estates is a single-family home subdivision in Wilmington, NC. These covenants, conditions, and restrictions (CC&Rs) run with the land and bind all current and future lot owners. They set rules for residential use, construction standards, and property maintenance to preserve the community's character.
- Residential use only: All lots are for single-family residential purposes only. No house trailers, mobile homes, tents, shacks, or temporary structures may be used as residences.
- Minimum house size: Each residence must have at least 1,600 square feet of heated floor space, excluding porches, garages, and storage. The developer may approve a dwelling up to 10% smaller.
- Exterior materials: Exteriors must be conventional frame, clay, brick, stucco, or masonite. Concrete block, concrete brick, asbestos siding, aluminum siding, vinyl siding, cinder block, and composition tar paper are prohibited.
- Garage and driveway: Each residence must have a garage (attached or detached) built to match the house exterior, with an asphalt or concrete driveway.
- Setbacks and site approval: The developer controls and must approve the location of any structure. No house may be closer than 50 feet to the front lot line or 10 feet to any side line. On corner lots, the side with least frontage is considered the front.
- Prohibited structures and items: Above-ground swimming pools and satellite dishes are not allowed. No fence or hedge over 6 feet tall, and no fence may be placed nearer the front lot line than the rear corners of the house.
- Modular and pre-owned homes: Modular homes and previously constructed houses may only be placed on a lot with the developer's express written consent.
- Signs: No advertising signs or billboards are allowed except one 'For Sale' sign of up to 5 square feet on a completed dwelling. No 'For Sale' signs on vacant property. Developer signs are exempt.
