- What you own & maintain: You own your lot and dwelling. The association maintains common areas, streets, sidewalks, walkways, the entrance irrigation system, stormwater drainage, and the fence along Spencer Farlow Drive. You must maintain your own lot and any fences installed by the developer.
- Architectural review: All exterior changes (buildings, fences, paint, satellite dishes) require prior written approval from the developer or, after developer control ends, the HOA board or architectural committee. Approval may be based on aesthetic grounds. Plans not acted on within 30 days are deemed approved if in general conformity.
- Minimum house size & use: Each lot may have only one single-family dwelling (max 2.5 stories unless approved) with at least 1,300 square feet of enclosed dwelling area (excluding garage, decks, porches). Accessory buildings are allowed with approval. No business use is permitted.
- Parking & vehicles: Off-street parking for at least 2 cars must be provided. Parking is not allowed in yards, streets, or common areas. No more than 3 vehicles per residence without written approval. All vehicles must park in driveways.
- Fences & outbuildings: Fences require approval; only side and rear fences allowed, max 6 feet tall, must be treated wood (no prefab panels), shadow-box or solid picket style. Metal storage buildings are prohibited; other outbuildings must match the dwelling's materials and colors and be screened from the street.
- Assessments & fees: Annual assessments are set by the board and can increase up to 10% per year without a vote; higher increases need 2/3 member vote. Special assessments for capital improvements also require 2/3 vote. A working capital assessment equal to two months' estimated assessment is due at closing. Assessments are collected quarterly.
- Leasing & rentals: The document does not restrict leasing or set minimum lease terms. Owners may delegate common area use to tenants.
