What Old Baymeade's governing documents say
This is an amendment to the Declaration of General Protective Covenants for Old Baymeade, a single-family subdivision in Wilmington, NC. It applies only to one specific property added to the subdivision, granting that lot certain exceptions from the standard rules.
- What this document covers: This amendment applies only to the property described in Book 2307 at Page 354 and Book 1684 at Page 389, owned by Peter James Parsons. It modifies the subdivision's rules for that lot only.
- Existing house exemption: The current house on that lot does not need to be modified to comply with the Declaration or association guidelines, as long as it remains as it existed on June 1, 2002. Any future additions or modifications must conform to the rules.
- Front entrance and garage: The front entrance may open onto Old Baymeade Road, and garage doors may face that road but must be screened by landscaping.
- Landscaping requirements: The side of the house not facing Old Baymeade Road is exempt from subdivision landscape requirements, but must be kept orderly or naturally wooded. Landscaping along Old Baymeade Road must meet subdivision guidelines, including submitting a plan.
- Boats and trailers: Boats and boat trailers may be kept on the property if shielded from Old Baymeade Road and not materially detracting from adjacent lot values.
- Pets: Domesticated dogs and cats are allowed as long as they do not become a danger or nuisance to other association members.
- Access and entrance: The existing entrance on Middle Sound Loop Road may continue to be used, and it is the designated entrance for boats and recreational trailers.
