Shell Island is a single-family home subdivision in Wrightsville Beach, NC, governed by a homeowners association (Duneridge Estates Homeowners, Inc.). The rules apply to lot owners and cover use restrictions, architectural control, and assessments for common areas including private streets.
- What you own & maintain: You own your lot and the single-family home on it. The association maintains private roads and common areas, funded by assessments. Each lot must provide off-street parking for at least three cars.
- Use restrictions: Lots are for single-family residential use only. No business, trade, or temporary structures (except contractor shelters during construction). No noxious or offensive activities. No subdivision of lots without declarant consent.
- Pets: Only domesticated pet dogs, cats, and birds are allowed. No other animals may be kept on any lot.
- Signs: Only two types of signs are allowed: a temporary 'For Sale' sign up to 6 square feet, and a property or owner identification sign up to 2 square feet.
- Architectural review: All structures, fences, walls, mail receptacles, and any grading or vegetation changes require prior written approval from the declarant (or later the association). Minimum dwelling size is 1,800 square feet (no more than 200 of that as covered deck). Exterior materials must be wood, stone, brick, veneer, tiles, stucco, or concrete/stucco. No fuel tanks exposed to view.
- Assessments: Annual assessments are set by the board and can increase up to 10% per year without member vote. Special assessments for capital improvements require a 2/3 vote of members. Assessments are equal for all lots, collected quarterly. Unpaid assessments bear 12% annual interest and become a lien on the lot.
