What The Cape's governing documents say
The Cape is a single-family home community in Mecklenburg County, NC, governed by a master association. This document is a partial amendment that adds a ban on most leasing and updates rules for flags, patriotic displays, and political signs. It does not contain the full set of community rules.
- Leasing & rentals: No lot may be leased to a third party (anyone who is not an owner) at any time. Existing leases as of the amendment date may continue until they expire. Upon sale, the seller must notify the buyer of the ban. An owner may request a hardship hearing with the board.
- Flags & patriotic displays: Up to two flags may be displayed using a bracket mounted to the dwelling, each no larger than 4 feet by 6 feet (or smaller if the board decides). Patriotic signs, symbols, and decorations are allowed in the front yard within 10 feet of the foundation, subject to community-wide standards.
- Political signs: The association cannot regulate the content of political signs but may adopt reasonable time, place, and manner restrictions as set in the design guidelines (Exhibit B).
