Warwick Building is a small commercial condominium in Wilmington, NC — you own one of five units in a four-story building, plus an equal share of the common elements. The association maintains the building's shared areas and carries master insurance, funded by equal assessments per unit.
- What you own & maintain: You own your unit's interior (walls, floors, ceilings) and are responsible for its maintenance, including HVAC, appliances, and interior surfaces. The association maintains the common elements (exterior, structure, shared systems). Exterior doors, windows, and screens are limited common elements — you maintain the glass and screens, but the association handles structural repairs.
- Alterations & approvals: No structural changes to your unit or alterations to the exterior (painting, antennas, signs) without the association's written consent. Signage is limited to 4 square feet total per unit and may be removed by a two-thirds vote of directors and members.
