Wooden Shoe is a single-family home subdivision in Wilmington, NC. These restrictive covenants run with the land and bind all lot owners. The document sets rules for residential use, construction standards, and property maintenance.
- Residential use only: All lots must be used for residential purposes only. Only one detached single-family dwelling (max 2.5 stories) may be built per lot. No trailers, tents, shacks, garage apartments, barns, or other outbuildings may be used as residences.
- Minimum house size: Any residence must be at least 1,400 square feet (measured by exterior brick work, excluding porches, steps, walks, garages, carports, storage). If under 1,500 square feet, it must have an attached garage and a substantial covered front porch.
- Architectural review: Building designs must be approved by the Developers (or their designee). Approval or disapproval must be given within 10 days of written request; if no response, approval is not required as long as the design is in harmony with existing structures.
- Construction materials: Dwellings must be wood, brick, brick veneer, concrete block with brick veneer, vinyl siding, composition board, or other approved synthetic material. Garages and detached structures must match the dwelling's material.
- Pets: Only household pets are allowed, and they may not be kept, bred, or maintained for commercial purposes. Pets must be kept inside, within an approved fenced area, or on a leash when outside.
- Parking & vehicles: Boats, recreational vehicles, semi-trucks, and similar vehicles must be parked in the rear yard, not in the front yard or street. Unsightly, inoperative, or junk cars are not allowed on the property.
- Fences: Fences may not exceed 6 feet in height and must be located no closer to the front lot line than the rear corners of the house.
- Drainage & utilities: Each owner must install and maintain a culvert/drainage pipe (min. 15 inches diameter) under their driveway to maintain drainage flow. Owners must also maintain drainage ditches on their lot. Easements for utilities and drainage are reserved.
