- What you own & maintain: You own your townhome unit and are responsible for interior maintenance. The association maintains the exterior of the buildings, landscaping, snow plowing (when snowfall is 3 inches or more), and trash collection. Any change to the exterior requires a variance request.
- Governance & documents: The association is governed by a hierarchy: Certificate of Incorporation, Declaration (amended by 75% homeowner vote), By-laws (67% vote), and Policies (set by the Board). The Board has 7 volunteer members who meet monthly.
- Pets: Up to two domestic pets (dogs, cats, or similar) per unit are allowed. No reptiles or insects. Pets must be leashed, licensed by the Town of Pittsford, and owners must clean up droppings. Bird feeders are only allowed Oct 1–Apr 3, require a variance, and must be at least 20 feet from the townhouse (excluding decks).
- Parking & vehicles: Owners must park only in their own driveway or garage; overnight parking in driveways is discouraged. No overnight street parking for anyone. Overnight guests may park in the host's driveway or guest lot. Large commercial vehicles, campers, and similar are not allowed. Garage doors must be kept closed except when entering or leaving.
- Architectural review & variances: Any change to the exterior—doors, windows, decks, landscaping, fixtures—requires a variance approved by the Board. Submit variance requests at least 10 days before the monthly Board meeting. The homeowner assumes all costs of approved variances and is responsible for restoring unauthorized changes to original condition.
- Monthly fees & penalties: Monthly association fees are due the 1st of each month. Payments received after the 15th incur a late fee of $25. Fees cover landscaping, snow removal, insurance, trash collection, and water.
