- Single-story: at least 1,200 sq ft exclusive of attics, patios, decks, porches, balconies, garages. Two-story: at least 1,500 sq ft exclusive of same. (Section 4.3(b))

- Lots shall be used for residential purposes only. (Section 4.1)
- Voting & meetings
- Two classes: Class A (1 vote per lot); Class B (Declarant, 3 votes per lot until Termination Date). After termination, all owners have 1 vote per lot. (Article 9.2)
