Pine Canyon Homeowners' Association, Inc. is a single-family lot HOA in Arizona (Coconino County). - Member meetings & voting: The association holds an annual meeting each year at 7:00 P.M. on the same day and month; special meetings can be called by the president, board, or members holding 1/4 of votes. Members may vote in person or by proxy. A quorum is 1/10 of votes of each membership class.
- Board of directors: The board consists of 3–5 directors, elected by secret ballot. Directors serve 1–3 year terms (depending on Class B membership status). Any director can be removed by majority vote of members, and directors receive no salary but are reimbursed for expenses.
- Board powers & duties: The board adopts rules for common-area use and member conduct; maintains common areas; procures liability and hazard insurance; may suspend voting rights for non-payment of assessments or rule violations (up to 60 days); and can foreclose on liens or sue to collect unpaid assessments.
- Annual assessments & delinquency: Owners must pay annual and special assessments, with the board providing at least 30 days' notice before each. Assessments unpaid within 15 days become delinquent and accrue 18% annual interest, plus costs and attorney's fees. The board may foreclose the lien or sue personally. Owners cannot escape liability by non-use or abandonment.
- Officers: The association has a president and vice-president (both must be board members), secretary, and treasurer, all elected annually by the board. Officers can be removed with or without cause and receive no salary.
- Architectural Review Committee: The bylaws require an Architectural Review Committee, as detailed in the Declaration, plus any other committees the board deems necessary.
